Over 6 months traveling around to see houses, but I haven’t found out what I want. He took me around to see whatever he wanted, not me , tired, bored …He is really a hard man. How many houses to see but he still haven’t accepted. I don’t know what he is looking for, tired, bored… They don’t talk each other, they try and try but nobody gets any good results.. Who make mistakes? A broker or customers? What solutions for both of them? It’s really a situation which has been happening for a long time. And here are solutions to solve with.

If you are a salesman, you don’t know what customers want, don’t know what customers need. How can you satisfy, how can you serve and how can you supply what they need?! And if customers don’t show what they want and what they need, how can a salesman know what should he or she do to satisfy, to server or to supply??? It’s very complex? No, according to me, it’s very simple. A broker, especially a residential broker like me, to make clear the requirement is very important. This is the best way help to find and filter the most suitable house for them. From now on, satisfaction becomes more simplier. It doesn’t only help to save time, but also help to save money. But if customers don’t support, don’t supply any information. What will happen? We continue to find requirement and this is the reason to turn back to troubles again. Sometimes, as a customer, I don’t know what I want until I share with them, talk with them and discuss with them…After that, I know what I need. So, to avoid the same mistakes and reduce time and money it needs the co-operation from both of us. In case, customers would like to share the want and need to broker, but he or she doesn’t want to listen, to write down, to take a note. How can he or she perform their job well? They don’t have anything to base on and I don’t know what to filter. But in case, a broker has been tried to collect the information of requirement, but customers haven’t showed any information. Even, they don’t let to know their name…How to determine the requirement specifically?! How long does it take to guess a hobby, financial ability, personal situation? Too long to know, too long to find out… And here are what a broker and a customer need to share each other to understand more:

  1. Customer information

To show the name, contact number in doing business is normal. If you want to co-operate each other, let to know in greeting and contacting easier. Maybe, it’s a personal reason. That’s why there are a lot of customers who don’t like to mention to their address information. It isn’t a matter. However, the information of current business and income will be very important if you need a bank loan to buy a property.

  1. How long have you found properties?

Spending 1 month to 6 months or more than will show the experience, market knowledge and the way customers feel. Experienced brokers will have separate methods in each cases to help you. In this case, you shouldn’t hide because the more information they know the more ways they serve you in best.

  1. Buy for whom

For family, how many members in your family, how many old people, how many children, …And if for you, what is your job, what do you like, no more influence of family members. At this time, broker can filter the house which is more suitable with your hobby, your style, your job and suitable with you, only.This element shouldn’t hide.

  1. Purposes

For living, we care of amenities, neighbors and other elements that can affect your health. …But for investing, we must focus on profitability at first. For doing business, we need to make sure that the location is the most suitable with the goods you will sell, and is it near and easy to attract customers? And for swing trading, we must know if there would be “waves” or not. The more clear purposes, the more clear and exact house appearing.

  1. Urgent demand

Urgent selling, urgent buying. If you have a lot of time and want to go window shopping, your needs and demands would change and would follow at any formals. However, if you just sell the house and need another one for living. At that time, brokers need to aim at the funtions of new house. There will be a little bit of changes in demand, but basic demand must be kept and brokers have to know well what to do. It’s necessary to share with to help you have a new house on time.

  1. Area ( m2 ):

Area is so, but it may be wider or longer and may be more narrower or shorter. Residential properties are not customization products. Only satisfy the most, it’s so difficult to satisfy 100% your needs and demands. 90% is so good and need to accept. If you don’t mention to, I am sure that it’s really hard to find your dream area. We need to guess number of your family members. If we can not find, what should we do? Headache, we should go through now…

Of course, before making plan to buy a house, everybody determind the location for themselves, normally is a name of district, street. This is a place where is close to market, close to school and maybe close to the office…But in some cases, another place can satisfy what you need because it’s near to your location in head. You know, there are a lot of houses which are located in different districts, different streets. To enlarge the location is the best way to find properties. Brokers have more chances to filter in short time and sometimes can save money for you. Different districts will have different price level.

  1. Budget:

This element might be the most sensitive, that’s why most of customers want to hide. Normally, they don’t want to mention to, and sometimes they tell a lie. Why? Forget it, It’s really a sensitive matter. But if you can, please tell to brokers the budget or the highest level you can reach to. Price is one of the most important elements to filter properties in stock. Don’t lack the important element.

  1. Mortgage loan support
