6 steps to buy residential properties
It isn’t the way to select a jean, a shoe or simply a cake. To buy a house is one of the most important things in your life, because the decision will be affacted you and your family also. I know well that there are a lot of people who save money all their life to buy a house, but it’s impossible. And I also know well that’s the most difficult decision in their life. You are still lucky to have enough money and abilities to buy a house. Fortunately, you are reading this article which was collected useful experiences. And now, it will be yours.
Firstly, I will show you 6 steps to buy a residential property. And after that, we will go into details:
Go to see a real house is the first important step you must do. This step is the most important step, because seeing is believing. There is no meaning if you only see a picture or only listen to the advertising. Especially in this time, new technologies create nice pictures easily. Use your eyes to see and feel a real one. Have you ever seen a hot boy or a hot girl in social network and disappointed with a “real” ? The same things with seeing a house and buying a house. Advise from my heart: Must go to see before buying.
Don’t let anybody know that you really love it, even you want to own the house at a time to see. Don’t mention to the house with landlord. I mean that you shouldn’t let them understand your thinking. You can find my advices in details with “ What to do and what to talk during the time to visit property” next article. Ask a copy of documents, exactly is Land Ownership Certification. When to mention to properties value, we don’t have the right to forget the legality element. Moreover, legality is one of the most important elements to make the properties value. A lot of people say: “ Location, location and location”…Correct !!! But before saying that, they had checked legal information. Unfortunately, you buy a house which is litigated, in locality planning or just receive an eviction notice…in these cases, there are no meanings even the location is in district 1, Ho Chi Minh city. To spend money ( on a quack doctor ) and only get worse. According to me, a legal residential properties broker, I suggest my customers to come and check at the “right place”. Don’t regret to spend one or two hours and regret to spend a little of money for doing those things. A few people say: “We have apps, check on smartphone is enough!” Have you ever thought about the system errors, internet problems, on time updating and upgrading. Don’t compare between money we save for life with a few hours or a little of money. In this article, I don’t mention to people who have “converting abilities”. I only want to talk about people who don’t have any special abilities, don’t have special relationships and they need everything is clear, they need to sleep well, need to be happy after buying a house, a property. And here are advises: Try to find and only buy legality residential properties, clear information. Of course, the more low risks you receive, the more money you must pay. Surely, you get what you pay for. Do you agree to buy risks, never think about what will happen in the near future, accept risks…Please answer these questions yourself. I do need to focus on this element. That’s why I have written so long. Please understand that is what the writer would like to talk about. Very IMPORTANT.
Maybe, you are a “big Boss” and you can decide everything in your family. But it would be really the worst thing if you are not. What will happen if you deposit and after that you have to change your decision because “your Boss” ask to stop? You don’t buy a house for you Only. You also think about your parent, your wife or husband, your children… The house might be good at you, but it’s not suitable with your grandparent: They need a quite location. The location is so far from school, so far from market. How terrible to spend 15km to go to school or go to market everyday?! I am sure that nobody wants to move to a new house and be unhappy, be angry with your family members everyday: Spend a long time and a long journey to take your children to school and your wife to market everyday…Broker always wants to close the deal to get money. But I am sure that nobody wants their customers lose money. That’s why we always advise our customers: “ Don’t burn any steps”, but sometimes, there are still customers want to BURN. And in this case, we need to deal with landlord about the risks ( if any ). Advices for you: Let take your family members come and check with you. Get the agreement from them and NEVER BURN ANY STEPS.
Do we waste the time to ask broker about the price? Do we need to listen to their opinion? In some cases, customers know well and know better that brokers. Don’t you believe? But I believe that’s a true thing. You know, customers know well their situation. That’s why they only find what they need such as: Location, price level, area…During 3 – 6 months or sometimes, it takes them 1 – 2 years to find a residential properties. Brokers only aim at location, I mean that their market segmentation is location, normally. You know, there are a lot of price level at the same location and they can not remember all. But here are the reasons why we still need to study their opinion before negociating and depositing: First, they have general knowledge about the market where they have responsible for. Second, they know well the deals happened last 3-6 months which can help you to determine the information of appraisal. Third, they know well the benefits of the house and know well if the house would bring benefits to you. The fourth, they understand the reasons why the landlord needs to sell: The more information you know, the more profit you get. That’s the main element which help to win in negociating. Remember: nobody wants to tell you about that, especially, the landlord. In Vietnam, commonly they are ashamed with their neighbors, ashamed with their friends, even their family. They worry about what people around them think: A failure – a playboy… Only one sentence from you, from broker, from landlord can help to save millions or even billions. Is is important ?
You have understood the reason why they sell the house with the price level. That’s a good chance to walk to next step: Negotiate and deposit. Because the house is unique and there is only ONE. Remember that is not an apartment project, not a terraced house… this is a residential property. This is a different thing comparing with others. Accept now, buy now. And here is a secret for you: “Cash is King”. That’s why investors always bring cash with them during the time they go to see properties, or start to join in a new swing trading. Fill in information on deposit contract, pay cash and that’s all. Waiting for bank transferring, internet problems, bank system troubles… can postpone the deal. Have you ever thought about a “competitor” with cash? What will happen? ….
After walking through 5 steps above, you only have the last one: “ After deposit”. Important step but we can control. Normally, other brokers or your neighbors in future will tell you something to let you stop buying such as: There’s a ghost in this house – Wow, it’s too expensive – Or There is some problems with this house…And in some cases, the neighbor wants to buy the house. He have tried to reduced the price, but the landlord haven’t sold to him. He doesn’t want anybody buy and only want to bother the deal. There are millions reasons to “shake your decision”. Sometimes, customers stop and they buy. Every thing you can put outside, don’t think about that and it won’t happen. But if there is somebody come to pay a higher price, accept to compensate the value of deposit. And the landlord accepts…Remember: The house is unique and there is only one but there are a lot of people want to own. Oh, spend time to find another one ? No, no, if you really want to own the house, really believe in your decision. Here are solutions: Deposit doubly or even triply and deal the highest compensation. Furthermore, shorten the date to sign contract and taking over . Everybody will consider a high compensation. And if somebody accepts to compensate, you will receive a good deal. It’s fair with what you spent for…
Each step will have each difficult thing to solve. Remember all steps and practice frequently. Be confident with what you have decided. And don’t burn any step if you want to have a standard deal.
